U.S. develops parks above highways

Tuesday, February 20, 2007

In big cities, finding land for new parks is less of an expedition than an all-out land-rights battle with property owners. But some cities across the U.S. have found a slightly easier way to add to their greenspace. By utilizing the state’s air rights to the space above freeways that run below at ground level, cities can acquire 5 or 10 acres of parkspace essentially for free, such Freeway Park which occupies 5.5 acres above a freeway in downtown Seattle.

Of course, this free “land” is actually nothing more than open air above a freeway, requiring cities to pay the high construction costs of capping the roadway with land.

Such projects are currently being planned in St. Louis, Cincinnati, Dallas and San Diego. A recent article in Governing Magazine looks at more than two dozen highway deck parks that have been built or are under construction in the U.S. The article finds that even though the price of constructing parks on top of freeways can rise upwards of $500 per square foot, property values and local development boom once they are completed.

14,000-acre Southern California ‘Crown Fire’ at 82% containment, evacuation orders lifted

Sunday, August 1, 2010

Antelope Valley, California —The Crown Fire that has burned through 13,980 acres in the High Desert of Southern California since 2:32 pm (2232 UTC) Thursday was at 82% containment Saturday evening, according to the Los Angeles County Fire Department.

On Friday high winds caused the fire to jump the California Aqueduct and spread into the city of Palmdale. Over 2,000 residents of Leona Valley, Ana Verde, and Rancho Vista were given mandatory evacuation orders. The sky was blanketed with thick orange pyrocumulus clouds and falling ash, making the air hard to breathe.

State Governor Arnold Schwarzenegger arrived in Palmdale on Friday to survey the burned areas. “We were very fortunate to not have fires for quite some time because the air temperature was cool and we didn’t have the experiencing of dry weather and all the winds and so on, but all of a sudden the fire season kicked in as if, ‘Here we are,'” Schwarzenegger said during a press conference. “But we are ready and we have luckily distributed resources all over the state of California, so we are ready at any given time.”

The fire has so far destroyed one house and three mobile homes, damaging the roof of another and burning car garages, horse stables, and other outbuildings. Most of the more seriously threatened homes were constructed recently from fire-proof materials, with walls coated in stucco, and fire-resistant plants in the yards. Although some roads are still closed to all traffic, all existing evacuation orders were lifted late Friday night and 500 residents of Rancho Vista were told to “shelter in place” until further notice. Despite the absence of mandatory evacuation orders, over 2,000 houses, 60 commercial buildings, and 100 outbuildings are still under threat.

Throughout the night, fire crews have been battling the wildfire, assisted by cooler temperatures and lighter-than-expected winds which have enabled them to establish containment lines. “Crews went out [Friday] night and did some great work trying to complete more lines and also trying to take care of what we call ‘cat eyes’ which are embers within the perimeter of the fire, so there will be much more work being done there today,” said LACFD Captain Roland Sprewell. “But of course we’re not going to rest on our laurels today…we’re going to be vigilantly watching the winds, especially in the ridge and down in the valleys.”

At the height of the fire, 1,700 firefighters from all over California were battling the flames, although as of 12:00 pm Saturday afternoon, it has been reduced to around 1,350 personnel. 16 fire camp crew have also assisted. 250 fire engines and four bulldozers have been used. In the air, 4 Boeing 747 supertankers, 1 McDonnell Douglas DC-10 tanker, and 6 modified Sikorsky UH-60 Black Hawk helicopters known as “Firehawks” have been dropping water and red Phos-Chek slurry. The Los Angeles Sheriffs Department also increased its presence in the Antelope Valley by bringing in response teams from stations outside the AV. This afternoon, the deployment has been scaled back to three teams as the fire stabilizes and further evacuation orders become unlikely.

Three firefighters have been injured battling the fire, although all injuries are minor. One sheriff deputy was also hospitalized for smoke inhalation but has since been released.

How Can Social Media Management Help Sem?

How Can Social Media Management Help SEM?

by

BroadPlace

If you look at the bigger picture you ll see that there s a whole world out there just waiting to be tapped into through social media, no matter what your product or service may be. Take Twitter for example; this totally free social media platform is used by millions of people every day, and is often favoured by those who are part of a community and who want to have their say.

Through this site you find followers rather than friends, most of whom will have a common interest with you or just like what you Tweet about. This is different from a site like Facebook, which is more likely to be used for when people want to chat to their real life friends, and is therefore a much more difficult platform on which to build a brand identity which is what social media marketing is all about.

By using a site such as Twitter to build your brand identity or personality, you will find it easier, as this is essentially what this platform has been used for already. All in all, you want to create a buzz here. This means getting people Tweeting about your URL and linking back to your site. This in turn will generate more followers and more clicks to your website. To create a buzz you really need to get people talking, so you ll need to do your research by targeting certain online communities relating to your product or service and get involved with what they re talking about. This will make you part of a community yourself, which can earn you vital clicks and increased traffic sometimes just as much as you would get through pay per click advertising.

This isn t all it can do though. Google has become very clever these days, and can detect when a buzz about a brand is happening online and through social media. Once it detects this genuine reaction, your website will automatically be ranked higher on search engine results pages therefore improving your SEM.

All in all, along with

pay per click

advertising and other SEM techniques, social media management has become an essential part of internet marketing and building a brand, that shouldn t be overlooked. It s all about having a strong social media presence so that Google recognises it on its own. By being aware of your main objectives to create a personality/identity, get involved with hot topics and generally be active online then this in time should grow organically.

Finnish terrestrial analogue TV network shut down

Saturday, September 1, 2007

The terrestrial analogue television broadcasts in Finland ended in September 1, 2007, at 04:00 local time, marking the transition to the digital DVB-T standard. DVB broadcasts were started in 2001, Users of terrestrial TV are no longer able to receive the formerly nationally available TV channels – YLE TV1, YLE TV2, MTV3, and Nelonen – without set-top boxes or TV sets with built-in digital receivers. SVT Europa is also no longer available in analogue networks.

Cable networks are permitted to make the analogue mode available until the end of February 2008.

While over 75% of households already use digital TV, as of mid-August, over 220 000 households that depend on terrestrial broadcasts have not yet purchased a set-top box. Eight men and several Spinka charities charged with tax fraud in Los Angeles

Monday, December 24, 2007

Eight men and five Brookyln-based Spinka charitable organizations have been charged with tax fraud and money laundering. Six have been arrested, and two are still at large.

The men charged are Naftali Tzi Weisz, 59, a Grand Rabbi from Brooklyn; Gabbai Moseh E. Zigelman, 60, also from Brooklyn and Weisz’ assistant; Yaacov Zeivald, 43, of Valley Village; Yosef Nachum Naiman, 55, of Los Angeles; Alan Jay Friedman, 43, of Los Angeles; Joseph Roth, 66, an international accounts manager at a bank in Israel from Tel Aviv; diamond merchant Moshe Arie Lazar, 60; and Jacob Ivan Kantor, 71, an attorney from Tel Aviv. The first six were arrested last Wednesday, and four of them have been released on bail. The FBI believes Lazar to be in Israel. Kantor is also believed to be in Israel according to other reports.

The charitiable organizations named as defendants in the charges are Yeshiva Imrei Yosef, Yeshivath Spinka, Central Rabbinical Seminary, Machne Sva Rotzohn, and Mesivta Imrei Yosef Spinka. The FBI alleges that these charities issued fraudulent receipts for bogus charitable contributions and were the beneficiaries of fees charged for transfers of funds as part of a money laundering conspiracy.

By a 37-count grand jury indictment that was unsealed on Wednesday morning, Weisz and Zigelman are charged with one count of conspiracy to defraud the Internal Revenue Service and other crimes, 19 counts of mail fraud, one money laundering conspiracy count, 11 counts of international money laundering, and one count of operating an illegal money remitting business. Zigelman is in addition charged with two counts of aiding in the preparation of fraudulent income tax returns. Zeivald, Lazar, Naiman, and Friedman are charged in the main conspiracy count and with operating an illegal money remitting business. Zeivald is in addition charged with one count of mail fraud. Roth is charged in both conspiracy counts; several mail fraud counts; and several international money laundering counts. Kantor is charged in both of the conspiracy counts and several international money laundering counts.

The charges laid are that over a period of 10 years the conspirators solicited USD8.7 million in contributions to these charitable organizations, promising to secretly refund to the donors up to 95%, allowing the donors to claim the full amounts of the donations as tax deductions on their federal income tax returns. According to the FBI, this was done in two ways: Some donors received cash payments through an underground money transfer network involving Zeivald, Naiman, Friedman, and Lazar, some of whom operated businesses in and around the Los Angeles jewelry district. Other donors were reimbursed via loans made from the United States branch of an Israeli bank, organized by Roth and Kantor and secured on funds secretly held in that bank in Israel, to which the donations had been sent via wire transfer.

Several of the Brooklyn charitable organizations are schools. One such is Yeshiva Imrei Yosef, a private Orthodox Jewish school for boys in grades PK–12 with 312 students, which is one of 5000 such organizations approved for charitable donations by the Jewish Community Endowment Fund of the Jewish Community Federation of San Francisco. The Jewish Journal of Greater Los Angeles draws a parallel between these charges and the creation of bogus schools in the case of New Square, quoting Jonathan Sarna, a professor of American Jewish history at Brandeis University, as saying “I think that in Eastern Europe, especially where corruption was rampant, it was very common for Jews to engage in, shall we say, ‘extra-legal activities’ when they believed they were doing so not for their personal gain but for the good of the community or for some higher purpose.”

His observation is that defrauding a corrupt government is part of the culture that has sometimes been carried in to the United States, and that people justify it when they believe that the money is going towards Jewish education. “I think the idea is that Jewish education is so important and so expensive and the folks say to themselves, ‘we’re forced to pay for public education which we don’t use’, and they manage to sometimes justify in their own minds these kinds of activities that are for the sake of a holy end.”

Sarna states that violating the law is not condoned by Jewish communities in the U.S., a sentiment that has been echoed in reactions from the Los Angeles Jewish community, such as that by Rabbi Meyer H. May, president of the Rabbinical Council of California: “One thing is clear: The Orthodox community deplores any attempt to defraud the government of the United States, and there is no excuse for it, and there’s no rationalizations that are acceptable. […] It’s against the Torah and it’s against our moral foundation. At the same time, regarding these specific individuals, they should be allowed to have a fair trial, as everyone is innocent until proven guilty.”

The FBI’s press release contains a similar reminder of the presumption of innocence.

Calls by the New York Times were unable to obtain any comments on the case from the defendants.

Finding The Most Affordable Car Insurance In Michigan

Submitted by: Jayson Lash

Getting the best insurance for your vehicle is a must. You need to know how you can find the most affordable insurance in Michigan for your car. There are different strategies to go about finding the right insurance, but using an agent is the best way. This takes the pressure off you and will save you the most money and time.

Some may think that they are saving money by searching online for their policy, but it actually takes up your time, and we all know time equals money. If you want to save both money and time, you need to contact the right agent to help you find affordable auto insurance in Michigan.

What to Look for in a Michigan Auto Insurance Agency

The most important part of finding the right car insurance agent is getting an honest one that will help you find what you need. Not all insurance agents are honest, but the best ones are. They will take all of your questions and concerns, address them and make sure they match a policy that fits perfectly with what you need for your vehicle(s).

One way to make sure you are using an honest agent is to crosscheck their company with the Better Business Bureau. This will help you to see if any complaints have been registered against them. You can also check with the Attorney General, as some complaints will end up there instead of the BBB. Usually agents with a large amount of complaints don’t stay in business very long, but you still want to make sure you are using an honest agent.

Another thing you want to do with a new insurance agency is ask for testimonials from past customers. They should have a few on file and some will actually post these on their website, if they have one. An insurance agent with testimonials is always better than one that cannot prove that past customers enjoyed dealing with them.

If you can get a referral from a family member or friend, that can help quite a bit, as well. Usually if someone you know uses an agent that takes good care of them, they will do the same for you. Ask around and see which agent others you know use. This can help set your mind at ease and you can always drop your friend’s name so that the agent knows you came from another customer of theirs.

The real key is to contact the agent and see how they take care of you. Just because you request a quote online or over the phone doesn’t mean you have to buy a policy from them. You want to make sure your agent takes good care of you from the beginning and all the way through the process. If they get impatient when you ask questions or are not willing to take the time to address your concern, this will probably, be the case if you have to make a claim, as well.

A full service agent that deals with finding you the best policy at the best price, and helps with the claim process will work best. Of course, this is assuming that they not only help you find affordable car insurance in Michigan, but also do it in a very professional and timely manner. It’s always better to use an agency that keeps you informed as to what is going on, than one that leaves you in the dark.

Where can You Find a Michigan Insurance Agent?

There are maybe three ways to find the right agent for your car insurance in Michigan: online, the yellow pages or just from driving around. Insurance agents are not hard to find, but finding the right one for you isn’t always easy. Online is a great way to search for the right agent for your needs since you can find many of them online and you can usually check out their website fairly quickly.

You can even request a quote online from some of the agencies, and then you can see how well they handle your request. If they are fast, professional and take good care of you, they might just be the right agent for you. This beats opening up the phone book and calling a dozen agents to find one that not only answers the phone, but also takes care of you in a professional way.

Once you find the right Michigan car insurance agency, you won’t need to search again. Even if you get a ticket or become involved in an accident, they can always search for a new company for your insurance needs. Since the best agents have access to dozens of companies, you will always be able to get your affordable car insurance from the same Michigan agency.

Australian House of Representatives acknowledges Cyclone Larry efforts

Wednesday, March 29, 2006The Australian House of Representatives today acknowledged the impact of the recent devastating Cyclone Larry and the efforts of the support given to the residents and communities of north Queensland in order to restore normal life.

Phillip Ruddock (Liberal, Berowra) moved a motion expressing this after Question Time today, which included a description of the devastation wrought on the area, the response by the Australian Government and the Australian Defence Force, and thanked the efforts of people for their “willingness to roll up their sleeves and get on with the job of cleaning up and rebuilding their towns and centres.”

The Leader of the Opposition, Kim Beazley (Labor, Brand) supported the motion, and congratulated the move to put General Peter Cosgrove in charge of operations, stating that soldiers “know how to work through logistics issues…how to work around officialdom or blockages”, praised both local federal and state members of Parliament, and especially the Labor Queensland state premier, Peter Beattie.

Bob Katter (Independent, Kennedy) was more critical in his speech. Katter thanked Beattie for his immediate response, but also described his confrontation with him and said how first responses were “simply not working”, but also praised Beattie’s decision on Cosgrove. Katter also described how the incident was “the worst natural disaster inAustralian history” and how the banana industry in north Queensland was decimated. Katter went on to describe the financial problems of the people in the region, the “huge gap” between the cost of rebuilding and insurance payouts, also asking “Are we going to pay people virtually nothing to sit on their backsides to do nothing or are we going to pay them a decent wage and have them rebuilding our communities for us?”

The debate is set to continue in the Main Committee, as an opportunity for many more members of the House of Representatives to speak to the motion, without taking up further time in the Chamber.
